Seasonal Maintenance



SPRING
Periodically check the air conditioner drain pan for clogs.
Clean leaves and other debris that have accumulated around your exterior air conditioner compressor.
Fertilize the yard prior to the hot months.
Check outside weep holes in brick and remove any dirt or debris.
Drain water heater to remove mineral deposits.
Adjust sprinkler system settings for the season.
When installing new landscape or building a pool, do not obstruct the drainage pattern of your lot.
Check caulk around windows and re-caulk as needed.
Change air filters once a month.
Do a monthly check of smoke detectors and change the batteries as needed.



SUMMER
During the summer months, never allow the soils around your foundation to dry and separate from your foundation. Large gaps between the soil and a foundation can allow water intrusion under the foundation that may cause sheetrock cracks and doors to “stick” or bind.
Use vacation setting on your water heater when away from your home for extended periods of time to save on utilities.
Clean any mulch or dirt that has built up to the weep holes of your brick. Soil and mulch should be kept away from first course of brick and away from siding.
Do a monthly check of smoke detectors and change the batteries as needed.


FALL
Clean and lubricate the tracks of your windows and be sure the window holes are free of debris.
Inspect bath tile around showers and tubs. Re-caulk any small cracks that may have developed.
Fall is a god time to re-paint the exterior of your home if necessary.
Walk around the exterior of your home and re-caulk any cracks around doors and windows.
Apply a fresh coat of varnish or paint the front door as needed.
Do a monthly check of smoke detectors and change the batteries as needed.


WINTER
Remove all hoses from outside hose bibs to avoid freezing.
Check the operation of your fireplace damper. If soot and creosote have built-up inside the flue, a good cleaning is recommended.
If using gas artificial fireplace logs, for best results, preheat the flue by burning on a low setting for 10 minutes.
When installing Christmas lights, use small nails, hooks or self adhering fasteners and secure at least ½ inch from material edge.
During vacations in the winter months, it is advisable to shut off water and drain system.
Change furnace filters once a month.
Store firewood away from home and garage to avoid attracting termites.
Winterize the yard to ensure a hearty lawn next Spring.
